Major Rezoning Denied by Hoke County Commissioners

Commissioners voted to deny the request below. Commissioner Bobby Wright the only vote to pass the rezoning.

Developer – Harold Kidd with Upland Partners submitting the request
Developer wanted to rezone to Residential R8 which would have allowed for lots of a minimum of 8,000 square feet. The land will stay currently Residential Agriculture 20 which allows for lots of a minimum 20,000 square feet.

RA 20 = 170 – 290 homes
Developer request R8 = 352 homes

The property is located on the former Upland Trace golf course. Arabia residents spoke in opposition as well as the Hoke County District Attorney.

What Was Said:

Harold Kidd – The land meets all the requirements that I know of for an R8, and I believe it initially the planning staff recommended approval. Naturally, we went before the planning board, and it was denied. I wanted to point out that in order to be in that area, in that urban service what planning to do. To put in a lift station and to pump the sewage to that plant from that site will run in the neighborhood of $1.3 million. We were willing to do that, and everything would have to be done by requirements of the utilities commission as well as what the county indicates that they need.
